The Greater Amman Municipality (GAM) commenced execution on Tuesday for the fifth phase of the new Al-Mahatta Terminal project, which involves demolishing approximately 17 encroaching structures at the intersection of Al-Jaish and Prince Rashed Streets, as part of a broader initiative targeting the removal of nearly 100 buildings across its first six phases.
Executive Director for Amman Neighborhood Development and Tourism Routes, Mohammad Abu Zaytoun, told Al-Mamlaka that completion of the fifth and sixth phases is scheduled for 2027. He noted that the targeted structures are being evacuated and demolished in full agreement with property owners, who have received compensation packages—including monetary payouts and housing allowances—without legal disputes. He added that ownership of the land parcels involved belongs variously to GAM or to compensated citizens.
The Al-Mahatta redevelopment and rehabilitation works form a core component of the comprehensive urban master plan aimed at upgrading the district as a primary gateway to the capital.
To ensure public safety, GAM is temporarily evacuating neighboring residents for three days, supported by a specialized public safety committee tasked with conducting structural inspections before and after demolition activities.
Phase Five encompasses a comprehensive package of traffic enhancements, including infrastructure upgrades along Prince Rashed Street. Key works include the installation of a complete stormwater drainage network, street lighting, sidewalk construction and restoration, road paving, the addition of an extra traffic lane, and the creation of urban spaces to enhance city aesthetics and road safety.
GAM previously completed Phase Four, which involved expanding Upper Al-Jaish Street and removing structures within its designated zoning width. This initially included the demolition of 6 buildings, followed by 12 additional structures after finalizing legal procedures and compensating property owners and tenants.
The first three phases comprised the construction of a public park, a sports pitch, and traffic flow improvements along a 500-meter stretch of Rafifan Al-Majali Street opposite the Al-Mahatta bridge. Phases Four and Five focus on regulating traffic movement and constructing urban public spaces.
Concurrently, on Al-Talyani Street, GAM is preparing a designated site adjacent to the "Amman Walkway" project to serve as a transport hub for public transit, tourist buses, and service taxis. The walkway spans from Ras Al-Ain through Downtown Amman to the Citadel, featuring restored sidewalks, public plazas, and informational signage equipped with QR codes for archaeological and tourist sites.
GAM has also secured alternative locations for local merchants operating near the original site following coordination meetings, safeguarding their business continuity and commercial rights.
In parallel, GAM has begun construction on the new Al-Mahatta Terminal—a joint 33 million JOD project executed in partnership with the Ministry of Transport across a 45,000-square-meter area. The three-story complex is designed to serve the Amman-Zarqa Bus Rapid Transit (BRT) line, local Amman public transit, and various commercial and investment spaces.
The terminal project further includes expanding King Abdullah I Street, creating dedicated bus lanes connecting to the Raghadan Station and Istiklal Street, and installing intelligent transportation systems (ITS), elevators, escalators, and accessible facilities for elderly individuals and persons with disabilities.
Infrastructure works encompass new sidewalks, lighting, stormwater networks, public plazas, parking facilities, and green spaces, with construction expected to span two years due to the required relocation of subterranean water and electrical utility grids.
